Castle Rock acquired the non‑performing $8.2 million loan on a 28,000‑square‑foot South Florida retail center that had remained in default for nearly two years. After purchasing the loan at a substantial discount, we negotiated a deed‑in‑lieu of foreclosure and assumed control of the asset. We then stabilized the property and positioned it for institutional buyers, ultimately securing a sale to a national REIT and generating a significant gain for the portfolio. The project reflects our ability to resolve complex distressed assets through disciplined credit‑driven execution.
Seminole Heights Gem
Seminole Heights has been exploding over the past decade as old 1920s bungalows grew in popularity. This gem turned out to be an incredibly cute property. It didn’t last long.

Retail Non-Performing Loan: Negative Interest Rate Swap
Castle Rock acquired a severely delinquent commercial loan secured by a small Florida retail center that also carried a complex negative interest‑rate swap few operators were equipped to unwind. After purchasing the loan at a meaningful discount, we resolved the swap exposure, negotiated a deed‑in‑lieu of foreclosure, and gained clear title to the asset. With control established, we executed a focused stabilization plan and repositioned the property for disposition. The asset was ultimately sold to an investor, yielding a substantial profit for the portfolio and demonstrating our ability to navigate distressed collateral, legal complexity, and sophisticated credit structures with discipline and precision.
